The Architectural Review Authority (ARA) is composed of a Project Manager and up to three additional committee members. The ARA members are appointed by property owners or the POA on an as needed basis.
The ARA meets on as needed basis to review construction and permits. Meetings are held at the POA Clubhouse.
OVERVIEW
The purpose of the ARA is to keep the community attractive for the enjoyment of residents and the protection of property values. The Deed Restrictions, along with the current revision of our Bylaws, authorizes the ARA to establish rules, standards, and procedures for the orderly development of the subdivision and requires property owners to obtain written approval from the ARA for any buildings, additions, or other exterior improvements to their property. This is to ensure that the improvements comply with the provisions of the Deed Restrictions, the ARA Guidelines, and City of Onalaska ordinances and codes. The ARA and Board have established these guidelines in accordance with the authority granted to them by the provisions of the Deed Restrictions and Bylaws.
The ARA Guidelines have been established to assure uniform and fair application of the Deed Restrictions and are intended to provide all lot owners in the Association with information about the type and quality of materials which may be used in the construction of various kinds of improvements, the size and locations of such improvements and information about how the procedures are used by the ARA in reviewing applications for proposed improvements.

MAINTENANCE VS. REMODEL
Construction permits are not required for the normal repair and maintenance of the exterior and interior of homes in Canyon Park. If exterior painting is to be done, no permit is required. However, exterior changes, such as additions, do require a permit. Interior changes, such as flooring, do not require a permit. Wall removal that requires electrical re-wiring will require a permit. It is the property owner's responsibility to verify the necessity of a city building permit before starting any work on the property. The property owner will be responsible for any and all City of Onalaska cost associated with obtaining permits, as well as any fees, liens, fines, etc. for not following building and permitting codes.
Before any city permits are issued an ARA Application for Construction must be reviewed and approved by the Canyon Park ARA. Once obtained, a copy of the City of Onalaska permit must be presented to the ARA to be combined with the construction file. An Application for Construction must be filled out regardless of the size or structure being added to the property.

Please note that the City of Onalaska will fine anyone doing construction without a permit.
